What happens if you don’t pay rent on time because of the coronavirus?

Some landlords use the rent payment to cover their mortgage. A wise one will have money in the bank to cover repairs, tenant vacancies, etc, but renters could potentially find the home they are renting in foreclosure if they don't pay the rent. The government stepping in an taking sides in a private agreement, telling one side of the contract that "they can breach it" seems illegal to me.
